Two luxury residences in Višnjan represent a contemporary interpretation of Istrian architectural heritage. We designed both the architecture and the interiors to connect traditional stone construction, authentic materials, and local typologies with refined contemporary volumes and detailing. Conceived as sophisticated Istrian residences, the villas feature generous terraces, panoramic swimming pools, and carefully composed landscapes – where modern comfort exists in harmony with the rural context and surrounding nature.

In the heart of the Istrian hinterland, surrounded by olive groves and the tranquil landscape of Višnjan, two luxury villas are set whose architectural and interior concepts are the result of the complete design involvement of our studio. The fundamental idea was to reinterpret traditional Istrian architecture in a contemporary, refined, and functional manner – preserving the values of the local building identity while providing the comfort and aesthetics of modern living.

Architectural expression and spatial organization

The architecture of the villas is shaped through a combination of solid stone walls, classical proportions, and recognizable elements such as arched openings, circular windows, and pitched roofs with traditional clay tiles. This traditional composition is complemented by contemporary architectural gestures: large glazed walls that open the interiors toward the landscape, refined concrete and stone terrace planes, and elegant minimal detailing that emphasizes the harmony between old and new. The central motif of each residence is a spacious terrace with an elongated swimming pool that reflects the façade and the surrounding landscape, creating a calm geometry of water at the heart of the project. Covered and uncovered outdoor living areas allow year-round use, while Mediterranean landscaping – olive trees, lavender, and native grasses – is carefully integrated to enhance the site’s natural character.

Interior and spatial identity

The interior, equally important as the exterior, continues the same narrative: natural stone, wood, fine textures, and warm tones create an atmosphere of understated luxury, where each element is closely connected to the architecture and rural context. From the initial sketch to the final design, the project was developed with the aim of achieving an authentic, functional, and emotionally engaging Istrian residence. The result is two elegant villas in which tradition and contemporaneity coexist in perfect balance – a true place of tranquility, hedonism, and an immersive experience of Istrian beauty.
