The villa in Žminj is set within a peaceful rural environment in the heart of Istria, surrounded by greenery and expansive natural landscapes. The architecture reinterprets traditional Istrian building elements through a contemporary design language, creating a harmonious blend of stone, wood, and modern spatial solutions.

Architectural expression and volumetry

The building is conceived as a compact two-storey volume defined by a natural stone façade that references traditional Istrian architecture. Clean lines and carefully proportioned openings give the structure a contemporary character, while details such as wooden pergolas and terraces introduce warmth and material richness. The volumetric composition is further enhanced by contrasting elements, including a wooden entrance accent and pergola structures that create a dynamic interplay of light and shadow across the façade.

Outdoor spaces and amenities

The central feature of the exterior is the swimming pool with a spacious wooden sun deck. The pool area is directly connected to covered and open terraces, ensuring a seamless transition between interior and exterior living spaces. A detached stone structure adjacent to the pool, designed in the spirit of traditional Istrian architecture, enriches the outdoor ambiance and creates an intimate setting for relaxation and social gatherings. The plot is defined by green lawn areas and open views toward the surrounding landscape, ensuring privacy and a sense of tranquility.

Spatial concept

The interior is organized as a generous and functional living environment with a strong emphasis on communal areas. The living room, dining area, and kitchen are integrated into a double-height open-plan space, enhancing spatial grandeur and airiness. Gallery corridors and an internal staircase with metal railings further emphasize the vertical dynamics of the space.

Materials and atmosphere

Interior spaces are characterized by a combination of natural stone walls, wooden flooring, and exposed timber ceiling beams. Stone surfaces introduce authenticity and texture, while contemporary furniture and lighting create a balanced dialogue between tradition and modern design. A warm material palette and abundant natural light entering through large glazed openings contribute to a comfortable and inviting atmosphere.

Amenities and comfort

The villa includes additional amenities such as a wellness area with a sauna, positioning the property as a luxury holiday home suitable for year-round use. Bedrooms are designed with an emphasis on comfort and privacy, while large glass surfaces maintain a visual connection to the surrounding landscape.
