The project of a luxury detached residence located in Belgrade represents a contemporary example of sophisticated architecture tailored to the needs of a modern family. Spatial organization and program
The residence consists of a basement, ground floor, first floor, and recessed top floor. The basement houses functional amenities such as a garage with four parking spaces, a wellness area with a sauna and pool, a fitness zone, and other utility rooms. The ground floor is designed as a representative entrance area with a living room, dining room, kitchen connected to a separate service entrance, and an outdoor terrace. Vertical circulation is provided by an elevator and a straight staircase. The first floor accommodates five bedrooms with en-suite bathrooms, while the recessed top floor is designated for additional living spaces including a kitchen, lounge, dining area, and a spacious terrace.
Architectural form and design
The building volume is defined by an approximately square footprint with clear differentiation between the underground and above-ground floors. The above-ground part is structured so that the basement serves as a platform upon which the ground floor and first floor volumes rise. The recessed top floor is designed as an annex with a distinct material treatment, emphasizing the layered volumetry. The architecture is modern and elegant, focusing on clear proportions, visual connectivity, and subtle material contrasts. Facades combine exposed concrete with white pigment, aluminum joinery, glass railings, and anthracite-colored metal cladding.
Site design and environment
The plot is landscaped with greenery, hedges, and native plants, contributing to privacy and a natural aesthetic. Vehicle and pedestrian access are provided, and the site is fenced in accordance with the valid spatial plan.
Construction and technical systems
The structural system is reinforced concrete with a visible imprint of wooden formwork, while thermal insulation is applied internally. Heating and cooling systems are based on an air-to-water heat pump, underfloor heating, and fan coil units. Bathrooms feature electric underfloor heating, and the basement pool is heated by a separate heat pump.
